Service Overview

Landlord Safety Inspections, explained simply.

Honest, plain-English answers, what the service is, who it's for, when you need it, and why a Gas Safe specialist matters.

What it is

An annual safety inspection of every gas appliance, flue, pipework run and carbon-monoxide alarm in a rental property, with full CP12 certification and digital reporting to landlord and letting agent.

Who it's for

Private landlords, letting agents, social housing providers, holiday-let owners and corporate property portfolios across Oldham and the surrounding Greater Manchester boroughs.

When you need it

Annually, within 12 months of the previous inspection, or before any new tenancy starts.

Why a pro matters

Statutory requirement under the Gas Safety (Installation and Use) Regulations 1998. Non-compliance carries unlimited fines, invalid Section 21 notices, voided insurance and personal liability after any gas-related incident.

The Cost of Ignoring It

What it costs to wait, and the mistakes that make it worse.

The legal, financial and reputational cost of getting landlord gas safety wrong is huge, and almost always avoidable.

If you leave it

  • Unlimited HSE fines and possible prosecution after a gas incident
  • Section 21 eviction notices ruled invalid without a current CP12
  • Landlord insurance refusing to pay out on any gas-related claim
  • Tenants harmed by CO leaks, with the landlord personally liable
  • Letting agents dropping non-compliant landlords from their books

Common mistakes

  • Forgetting the 12-month renewal date and only realising mid-tenancy
  • Not chasing tenant access in writing and on time
  • Booking a 'one-off' instead of setting up rolling annual reminders
  • Skipping CO alarm checks now that they are mandatory in every room with a gas appliance

In Detail

Everything you need to know about landlord safety inspections.

We work with private landlords, letting agents and corporate portfolios across the whole of Oldham and Greater Manchester, from single buy-to-lets to multi-borough portfolios of 50+ properties.

What the inspection covers

Every gas appliance, boilers, cookers, hobs, fires, water heaters, checked for combustion safety, gas tightness, flue integrity, ventilation, and operational safety. CO alarms tested, batteries replaced where supplied.

CO alarm regulations

Since the 2022 amendment, CO alarms are required in every room with a fixed gas appliance (excluding gas cookers). We verify presence, location and working state on every inspection.

Letting agent integration

Agents get a dedicated point of contact, scheduled batch visits, and certificates delivered via email or uploaded direct to your management system.

HMO and shared houses

Same statutory CP12 requirement plus shared-appliance and means-of-escape considerations. Tenant access coordinated across multiple occupants.

Holiday lets and short-term rentals

Annual CP12 still required. We schedule between bookings and provide guest-facing safety summaries on request.

Combined inspection + service

Combine CP12 with an annual boiler service in one visit to save fees, keep the boiler warranty valid, and minimise tenant disruption.

Multi-property portfolio packages

3+ properties unlock rolling-reminder scheduling, consolidated invoicing, and per-property discounts. Email or call to set up.

FAQs

Straight answers on landlord safety inspections.

Can't see your question? Call Chris on 07957 661156 , honest answer, no sales script.

How much does a landlord gas safety inspection cost?+

Quoted on the call based on the number of appliances. Multi-appliance HMOs and portfolios are quoted per property, usually with a portfolio discount.

Can you do quick-turnaround inspections?+

Often, yes, particularly mid-week. Last-minute pre-tenancy bookings are our specialty.

What's the difference between CP12 and a boiler service?+

CP12 is the legal landlord safety record. A service is the manufacturer's maintenance schedule. Combine both on one visit to save fees.

What if the tenant won't let you in?+

We coordinate access in writing through landlord and agent. We also provide written evidence of attempted access for landlord compliance records.

Do you cover CO alarms?+

Yes, every inspection verifies CO alarm presence and operation in line with current regulations.

Do you offer portfolio packages?+

Yes, landlords with 3+ properties get a single point of contact, rolling renewal reminders, consolidated invoicing and discounted per-property pricing.

How quickly do I get the certificate?+

We aim to get your CP12 back as soon as possible, completed within 3 working days, sent to landlord, agent and tenant as you specify.

What if a property fails?+

We will give you a fixed-price remediation quote on the day, fix it as quickly as possible, and reissue a clean CP12 once safe, never sign off a non-compliant property.
